In article such functional types of buildings as an art-cluster and a coliving are considered: based on the analysis of existing objects, their characteristics, common features and differences are revealed. Nowadays services sector is under the influence of powerful technological growth and begins to prevail over industrial production. Because of it creative class population grows, human lifestyle changes. A new type of housing is gaining popularity around the world – coliving. Coliving is a accommodation type where the residents has their own private rooms, yet the main rooms such as toilet, dining rooms, recreation areas, laundries and meeting rooms are common. So, in this housing type there are both a private zone to keep necessary personal space, and public, promoting formation of new personal and professional acquaintances between residents. Most often, young people who choose coliving belong to creative class. The space for creative class development is creative clusters or art-clusters. It is enclosed territories in which creative industries objects and services such as workshops, shops, modern art museums and so on are concentrated. The objects act as social, cultural and economic development lever, and they attract tourists. The article puts forward a possible art-cluster and coliving merging into a single architectural complex with creating opportunities for communication, increasing comfort, efficiently and cultural urban developing aim hypothesis.
